HOW'S THE MARKET?
November, 2009
As the fall market winds down, we see lots of buyers who have been looking half heartedly for the past few months, and have not found what they were looking for. We also have lots of sellers thinking about selling, but afraid to act in this uncertain climate. The good properties sell right away, if they are priced right. But many properties have little issues (main street, etc) and they are just sitting, until the price comes down. When a seller has to sell, due to job loss or financial problems, the vultures will arrive very quickly. It's the law of the jungle.
The total volume of sales in 2009 is going to be well below levels of previous years. And prices are stable, but down from the peak of Spring, 2005.
But the worst is definitely behind. The conditions I describe here are not too untypical of Novembers past. And I might suggest that the spring market of 2010 will be also be typical.
If you're deciding whether to wait for the spring or try now, you might want to give it a try right now, until Thanksgiving!! You might get lucky.
