HOW'S THE MARKET?

Early Summer, 2008

The times, they are a'changin'. The last will be first. And nothing lasts forever......you get the picture.

What has changed: Sellers have just regained the advantage in residential real estate in the western suburbs of Boston.

Buyers have been in control of the market since the middle of 2005. Prices have gone down, sellers have given in, and buyers have made some great purchases.

The pendulum began swinging backwards in March and April of 2008. By May 1, the tide had turned. Multiple offer situations are everywhere. I'm hearing stories of many properties with 6-8-10 offers, many above asking price. The word is going to be out to sellers: raise your price.

I have a super Tudor that I priced at $999,000 In January. It's coming on the market in a few weeks. Does the seller want 8 offers in the first few days????? NO. He wants top dollar. So I'm putting it on at $1,039,000, maybe even $1,049,000. I'll let you know how it turns out.

I think this means that the spring market, which didn't get going until late February or early March, 2008, is going to extend well into the summer and maybe the fall. There is an extreme shortage of inventory right now and everything that is good is selling right away.

Now is the time to list your house for sale, if you have been waiting.

MY RESUME

I've been involved with residential real estate in Newton and surrounding towns since 1984. I am a member of the Greater Boston Real Estate Board, the Massachusetts Association of Realtors, I serve on the GBREB Professional Standards Committee, and I've received numerous awards for outstanding real estate sales. Prior to that I worked in education and human services.

I am active in Newton civic affairs, serving as a member of the Newton Historical Commission and in 2006-7 as Chair of the Newton Community Preservation Act committee. I am also a past co-President of the Mason-Rice School PTO and a former Commissioner in the Newton East Little League. I have been involved in local political activities since 1980.

I have lived in Newton since 1976 with my wife and three sons. I have a B.A. in History from Princeton University, and have done graduate work at Harvard and UMass.
