My Blog: How's the Market?? February, 2012
January 2012 was surprisingly uneventful. A modest number of new homes were put on the market, many of them were very well priced, and many of those sold in less than 14 days. Other properties that had been lingering on the market in the fall also went under agreement in January.
The mild weather has everyone a little on edge, but the Groundhog Day prediction of "six more weeks of winter" isn't exactly terrifying. Winter has not even started yet!!
All the conditions are ripe for a good solid spring market. One exceptional event did take place: A property on Everett St. in Newton Center was listed for $849,000. There were 17 offers, most above asking price and rumor has it that the final accepted price was up in the mid 900,000's. It might fall thru, and the inspection may complicate the sale, but the amount of interest in that price range is astounding. Any property that is walking distance to one of the villages has a distinct advantage in these days of conservation and high gasoline prices.
So I'm optimistic for a good spring, for both buyers and sellers.
